Harris/Lybecker Addition
Erica and Michael were referred to me by a previous client. They wanted to see what reconfiguring their house could look like with and without adding a second story. The site is slated an Environmentally Critical Area due to the steep slope, so the design needed to remain within the existing building footprint to avoid additional reviews with the city.
Erica and Michael like to entertain, frequently have house guests, and also have a little family of animals. As a result they decided to add on instead of reconfiguring what they have. They decided to add a gracious second floor Master Suite, enlarge and update the Kitchen by utilizing an existing bedroom, remodel the existing Guest Bathroom, and gut the walk-out Basement to create the ultimate entertainment area. In addition to structural changes, they are also going to reconfigure the heating and cooling duct work, update all of the electrical and plumbing, and install better perimeter drainage to deal with a leaky basement. We are on schedule to submit for permit, and some of the interior demolition is already underway.
